HOST AGREEMENT

RoadHand provides a listings platform only. We are:

• Not a real estate broker
• Not a property manager
• Not a rental agent
• Not a landlord or sublandlord
• Not a party to any rental agreement you enter into

Any rental agreement between you (the Host) and a worker (“Guest”) is a direct agreement between the two of you. RoadHand does not collect rent, hold deposits, verify guest identity, or mediate disputes between Host and Guest.

By publishing a listing, you certify that:

• You have the legal right to rent the property (owner, authorized agent, or hold a sublease that permits this use)
• You are in compliance with all applicable local laws, including but not limited to zoning, short-term rental ordinances, HOA rules, permits, and occupancy limits
• You will pay all applicable taxes on rental income (local, state, federal)
• You maintain adequate insurance (landlord liability, property, and where applicable umbrella coverage)
• The property is habitable and complies with applicable safety codes (working smoke detectors, CO detectors, functioning plumbing/electric, etc.)
• Listing photos and descriptions accurately represent the property and available amenities

The listing subscription fee is $199 USD per year, processed through Stripe. Your subscription auto-renews annually unless canceled.

You may cancel at any time via the Stripe Customer Portal (linked from your host dashboard). On cancellation:

• Your listing remains live until the end of your paid period
• The subscription is non-refundable for the period already paid
• After the paid period ends, your listing is automatically deactivated

RoadHand reserves the right to change pricing with 30 days notice before your next renewal. You may cancel before the renewal if you don't agree.

You retain ownership of listing content (photos, descriptions). You grant RoadHand a worldwide, royalty-free license to display, reproduce, and distribute the content in connection with operating the Service — including in marketing materials if we ask your permission first.

RoadHand may remove or edit a listing at any time, for any reason, including but not limited to: inaccurate information, policy violations, guest complaints, or legal concerns. If we delist you we'll refund the prorated unused portion of your subscription.

You agree to respond to guest inquiries in good faith within a reasonable timeframe (typically 48 hours). Responding promptly is the single most effective way to land bookings.

You may accept or decline any guest for any lawful reason. You may not discriminate based on race, color, national origin, religion, sex, familial status, disability, or any other protected class under federal, state, or local Fair Housing law.

RoadHand does not collect a commission on rent, take a booking fee, or process rent payments between Host and Guest. Rent is collected directly by the Host via whatever method Host and Guest agree on (cash, check, Zelle, Venmo, bank transfer, etc.).

You are solely responsible for carrying appropriate insurance. RoadHand provides no insurance coverage for host properties, guests, or their belongings.

We strongly recommend landlord liability insurance plus an umbrella policy. Standard homeowner policies often exclude short-term rentals — check with your carrier.

You agree to indemnify, defend, and hold harmless RoadHand, Timurtek LLC, and our officers, directors, employees, and agents from any claim, damage, loss, or expense (including attorney fees) arising from:

• Your property, its condition, or any injury/damage on the property
• Your relationship with a guest or the terms of any rental agreement
• Your violation of applicable laws, tax obligations, or zoning rules
• Your listing content (including claims of misrepresentation)
• Any claim by a government agency (city, state, federal) relating to your property

RoadHand's total liability to any Host under this Agreement shall not exceed the fees you have paid to RoadHand in the 12 months preceding the claim.

In no event shall RoadHand be liable for lost rent, lost profits, lost opportunity, property damage caused by guests, or any consequential or punitive damages.

Disputes under this Agreement are subject to the arbitration and governing-law provisions in the Terms of Service.

RoadHand may terminate this Agreement and your listing if you:

• Breach any representation in Section 2
• Receive multiple verified guest complaints about property condition or misrepresentation
• Engage in discriminatory conduct
• Violate RoadHand's Terms of Service

Upon termination for cause, RoadHand may retain the subscription fees paid to date.
